Services Provided: Mechanical, Electrical, and Plumbing Design Construction Administration
A.J. Adam Engineering was hired directly by the Owner as the prime consultant directly to provide engineering design services to upgrade the entire central heating water, steam, and domestic hot water plants for this six-story 234,000SF building housing clinical spaces, teaching spaces, and research facilities at a major medical school. The project goal was to economically provide systems that significantly improve building energy efficiency and heating performance.
A.J. Adam Engineering (AJAE) documented existing conditions, analyzed building loads, and designed a complete systems replacement for the project. By accurately determining actual building loads, the domestic hot water and steam plants were downsized considerably, saving both installation and operational costs. The building remained occupied during construction. AJAE closely coordinated utilities outages and construction phasing in order to minimize disruptions to building operations. Available space in the mechanical room was very limited, requiring close coordination of all piping and equipment locations.
System features included:
Replacement of two 300 BHP gas-fired hydronic boilers with 4 dual-fuel condensing-type 77 BHP boilers.
Replacement of one 155 BHP steam generator with two gas-fired, vertical tubeless 60 BHP boilers on lead-lag.
Replacement of one domestic hot water heater with 1,000 gallons storage with three gas-fired condensing-type domestic hot water heaters with 125 gallons storage each.
Replacement of four constant flow heating water pumps with three centrifugal split-case base-mounted pumps with VFDs.
Replacement of a single combined flue with three separate vent systems.
Conversion of all controls from pneumatic to DDC.
Addition of multiple DDC flow meters for monitoring and trending.
